Lorient LAS4012 125mm Threshold Plate is a low-profile aluminium threshold plate designed to provide a firm, level sealing surface beneath single and double swing doors.

What is the LAS4012 threshold plate used for?

The LAS4012 is installed on the floor directly beneath a door. It creates a smooth and consistent surface for a drop seal or door-bottom seal to contact when the door closes.

It is commonly used to:

How does the LAS4012 work?

Door-bottom seals perform most effectively when they close against a firm, smooth and continuous surface.

Soft floor coverings, grout lines, uneven tiles and changes between different flooring materials can prevent a seal from making consistent contact across the full width of the doorway.

The LAS4012 creates an aluminium sealing surface beneath the door. When the door closes, the selected drop seal or door-bottom seal contacts the threshold plate rather than the uneven floor beneath it.

This can help reduce open paths beneath the door through which smoke, draughts, weather and light may otherwise pass.

Does the LAS4012 seal the door by itself?

No. The LAS4012 is a threshold plate, not a flexible door seal.

It must be combined with a suitable automatic drop seal or door-bottom seal where perimeter containment is required.

Lorient states that the LAS4012 can be used with practically any suitable drop or door-bottom seal.

The correct combination will depend on:

  • The available gap beneath the door

Minimum Clearance Requirement

The current Lorient fitting guide states that the LAS4012 requires a minimum clearance of 8mm between the door and floor for effective operation.

The door must continue to open, close and latch properly after the threshold plate and associated seal have been installed.

Check the clearance across the complete width and swing path of the door. Floors may not be level, and a measurement taken at only one point may not identify the tightest clearance.

Acoustic Performance Note

A threshold plate can support acoustic sealing by giving an automatic drop seal a smooth and consistent contact surface.

However, the LAS4012 does not carry a standalone decibel rating. Any stated acoustic performance applies to the complete tested doorset and component arrangement.

Final sound reduction will depend on:

Fire Performance Note

The current Lorient V5 datasheet lists specific fire test evidence for the LAS4011 in FD30 and FD60 applications. It does not assign that fire evidence to the LAS4012.

Do not assume that the LAS4012 has an independent fire-resistance rating or can be substituted into a certified fire doorset without approval.

For a fire-rated door, confirm the permitted threshold arrangement against the door manufacturer’s evidence, fire-door specification and relevant certification before installation.

Handling and Storage

Store the threshold plate:

  • Flat and fully supported
  • In a clean and dry location
  • Away from excessive moisture and site contamination
  • Protected from bending, twisting and impact damage
  • With the visible anodised surface protected from scratches

How to Install the Lorient LAS4012 125mm Threshold Plate

The threshold plate must be measured and cut to suit the opening, positioned beneath the door and securely fixed without preventing the door from opening, closing or latching correctly.

Before You Start

Inspect the doorway, door and floor before cutting or fixing the threshold plate.

Check that:

  • The door opens, closes and latches correctly
  • There is at least 8mm clearance between the door and floor
  • The floor is stable and suitable for the proposed fixing method
  • There are no concealed pipes, cables or underfloor-heating elements in the drilling area
  • The threshold will align correctly with the selected drop or door-bottom seal
  • The 125mm width is suitable for the floor transition
  • The plate will not create an unacceptable obstruction
  • The proposed arrangement complies with any doorset certification

Measure the clearance at several positions across the doorway and through the door’s swing path. The floor may rise or fall across the opening.

Step 1: Measure the Doorway

Measure the width of the doorway between the jambs or door stops to determine the required threshold length.

Take measurements at the exact position where the threshold plate will be installed.

If the plate must fit around the door stops, mark the required profile carefully. Do not assume that both sides of the frame are identical.

Step 2: Mark the Threshold Plate

Transfer the doorway measurement onto the LAS4012 threshold plate using a pencil or suitable marker.

Clearly mark:

  • The overall cut length
  • Any sections that must fit around the door stops
  • The intended orientation of the plate
  • The centreline or door-seal contact position, where helpful

Check the measurement before cutting.

Step 3: Cut the Threshold Plate

Cut the aluminium threshold plate using a suitable hand saw or power saw.

Support the threshold plate fully while cutting to prevent vibration, distortion or damage to the anodised surface.

Cut slowly and accurately, particularly where the plate is being profiled around the door stops.

After cutting:

  • Remove sharp edges and burrs
  • Clean away aluminium swarf
  • Check that the visible surface has not been damaged
  • Confirm the cut edge is straight and safe to handle

Step 4: Dry Fit the Threshold Plate

Position the threshold plate on the floor in the required location before drilling or applying adhesive.

Check that:

  • The plate fits neatly between the jambs or door stops
  • The plate is centred beneath the door as required
  • The drop seal or door-bottom seal will contact the correct area
  • The sloping edges sit fully supported
  • The plate does not rock on an uneven floor
  • The door can pass over the 6mm profile
  • The plate will not interfere with the door swing

Open and close the door carefully while the unsecured plate is held safely in position.

Step 5: Select the Fixing Method

The Lorient fitting guide provides two installation methods:

  • Screw fixing
  • Adhesive fixing

Select the method appropriate for the floor construction, site conditions and project specification.

Screw fixing provides a mechanical connection but requires confirmation that the floor can be drilled safely.

Adhesive fixing avoids drilling through the floor but requires a clean, stable substrate and an adhesive suitable for both aluminium and the floor material.

Step 6A: Screw-Fix the Threshold Plate

With the fixing positions marked, drill holes through the aluminium plate using a 4.5mm drill bit.

Space the fixings so that the plate is held securely along its complete length. Keep the fixing positions clear of the thin outer edges of the profile.

Countersink each hole so that the screw heads will finish flush with the top of the threshold plate.

Raised screw heads can:

  • Interfere with wheeled traffic
  • Damage the door-bottom gasket
  • Create a trip or snagging point
  • Prevent the plate from presenting a smooth sealing surface

Return the threshold plate to its final position and mark the fixing-hole centres onto the floor.

Step 7A: Drill the Floor

Remove the threshold plate and drill the marked floor positions.

The Lorient fitting guide specifies a 6mm masonry drill bit for installation using the supplied plastic plugs.

Before drilling, confirm that:

  • The substrate is suitable for the supplied plugs
  • No services run beneath the fixing positions
  • The drill depth is appropriate
  • The fixing method is suitable for the floor construction

Use alternative substrate-specific fixings where required.

Clean all dust and debris from the holes and surrounding surface before inserting the plugs.

Step 8A: Secure the Plate with Screws

Insert the supplied plugs where appropriate and place the threshold plate back into position.

Install the screws and tighten them evenly along the length of the plate.

The screw heads must sit flush within the countersunk holes.

Do not overtighten the screws, as this could distort the aluminium profile or pull it unevenly against the floor.

Check that the plate is:

  • Secure
  • Fully supported
  • Flat against the floor
  • Free from movement
  • Not twisted or bowed

Step 6B: Adhesive-Fix the Threshold Plate

Where adhesive fixing is appropriate, clean and prepare the floor and underside of the threshold plate in accordance with the adhesive manufacturer’s instructions.

Both surfaces should normally be:

  • Clean
  • Dry
  • Stable
  • Free from dust
  • Free from grease, wax and loose material

Apply a suitable construction adhesive to the underside of the threshold plate.

Use sufficient adhesive to support the profile securely without applying so much that it spreads onto the visible surface or interferes with the edges.

Position the plate carefully and press it firmly into place.

Step 7B: Support the Plate During Curing

Keep the threshold plate in its correct position while the adhesive cures.

Use suitable weights or temporary restraint where permitted by the adhesive manufacturer, taking care not to distort or mark the aluminium.

Do not allow normal traffic over the plate until the adhesive has reached the required curing strength.

Curing times will depend on the adhesive, temperature, humidity and substrate.

Step 9: Seal External Junctions

For exterior applications, Lorient states that sealant should be applied where the threshold plate meets the door stops to help prevent water ingress.

Use a suitable external-grade sealant that is compatible with:

  • The aluminium threshold plate
  • The frame or door-stop material
  • The floor or sill
  • The expected weather exposure

Apply the sealant neatly and continuously without blocking drainage paths or interfering with the operation of the door seal.

Step 10: Adjust the Door-Bottom Seal

Once the threshold plate is secure, adjust the automatic drop seal or door-bottom seal according to its separate fitting instructions.

The gasket should make consistent contact with the LAS4012 across the full width of the doorway.

Check for:

  • Continuous contact across the plate
  • Gaps at either end of the seal
  • Excessive compression
  • Insufficient gasket contact
  • Uneven seal operation
  • Interference with the door’s movement

Do not over-adjust the door-bottom seal. Excessive pressure can make the door difficult to operate and may shorten the life of the gasket or seal mechanism.

Step 11: Complete the Final Door Check

Open and close the door several times after installation.

Confirm that:

  • The door opens freely
  • The door closes completely
  • The latch engages correctly
  • The threshold remains secure
  • The screws remain flush
  • The plate does not flex or move
  • The door-bottom seal operates correctly
  • The gasket contacts the threshold consistently
  • There are no sharp edges or exposed burrs

The installation must not impede the opening, closing or latching of the door.

Installation Tips

  • Confirm that there is at least 8mm clearance before ordering or cutting the plate.
  • Measure between the jambs or stops at the final installation position.
  • Dry fit the threshold before drilling or applying adhesive.
  • Use a suitable saw blade designed for aluminium.

Maintenance Advice

Inspect the threshold plate periodically as part of the door’s normal maintenance programme.

The LAS4012 is a supporting threshold component. It does not provide complete smoke, weather, draught or acoustic containment by itself.

Performance depends on the associated drop or door-bottom seal, the perimeter seals, the door construction, the threshold adjustment and the installation quality.

Where the door forms part of a certified acoustic, smoke or fire-resisting assembly, install only the threshold and seal arrangement permitted by the relevant test evidence or doorset certification.

If you are not home when delivery is attempted, the courier will usually leave a card or contact you with the next steps.

Depending on the courier and service used, they may attempt re-delivery, leave the parcel in a safe place, or take it back to the depot.

For pallet deliveries, someone normally needs to be available to accept the goods, as these are delivered kerbside and cannot usually be left unattended.

If you need to make a change to your order, please contact us as soon as possible after placing it.

We can usually make changes before the order has been processed or dispatched, but once it has entered production, packing, or shipping, changes may no longer be possible.

Our team will let you know what can be amended and whether any additional charges apply.

If an item is currently out of stock, please contact us to check availability.
