Step 16: Check Flipper Contact
Close the door and inspect the flipper contact around the required perimeter.
Check the:
- Door head
- Hinge-side jamb
- Closing-side jamb
- Meeting stiles on double doors
The flipper should make appropriate contact with the opposing surface without preventing the door from closing.
Check for:
- Visible open gaps
- Incorrect profile orientation
- A flipper folded in the wrong direction
- Excessive compression
- Twisted or trapped sections
- Loss of continuity at hinge positions
- Damage around locks and latches
Step 17: Check Door Operation
Open and close the door several times.
Confirm that:
- The door opens freely
- The door closes completely
- The latch engages correctly
- The self-closing device closes the door where required
- The seals remain firmly seated
- The flipper makes consistent contact
- No section projects from the groove
- The perimeter gaps remain within specification
- The flipper does not create excessive operating resistance
A warped or incorrectly hung door should be repaired rather than relying on the flipper to compensate for excessive gap variation.
Step 18: Check the Threshold Gap
The Offset Flipper Seal normally treats the head, jambs and any specified meeting stiles.
Where smoke or acoustic containment is required, inspect the gap beneath the door and install the approved:
- Automatic drop seal
- Door-bottom seal
- Threshold plate
- Alternative tested threshold arrangement
The selected threshold system must be compatible with the complete doorset evidence.
Installation Tips
- Check the complete doorset specification before selecting a profile.
- Do not choose the seal using the fire rating alone.
- Confirm the required offset-flipper orientation before cutting.
- Mark the orientation on every cut length.
- Make sure the flipper faces the opposing sealing surface.
- Use the seal position stated by the supporting evidence.
- Use a router cutter matching the rigid-box width.
- Maintain a consistent groove depth.
- Do not include the projecting flipper when setting the groove depth.
- Maintain flipper continuity through hinges where specified.
- Remove all routing dust before installation.
- Install only between +5°C and +40°C.
- Dry fit each section before removing the release liner.
- Do not stretch, crush or twist the profile.
- Do not trap the flipper inside the routed groove.
- Keep joints neat and closely fitted.
- Do not paint or stain the flexible flipper.
- Check that the door continues to close and latch correctly.
- Treat the threshold gap where smoke or acoustic sealing is required.
Maintenance Advice
Inspect the seals regularly as part of the fire-door inspection and maintenance programme.
Check for:
- Missing seal sections
- Loose or raised profiles
- Cracked or damaged casing
- Incorrect profile orientation
- A missing, cut or torn flipper
- The flipper separating from the casing
- Paint or stain covering the flipper
- Contamination preventing correct contact
- Open joints between lengths
- Loss of continuity around hinges
- Damage around locks and latches
- Changes in the door-to-frame gaps
- Failure of the door to close or latch
Replace damaged components using the exact specified product, size and orientation.
Do not substitute a centre, double or triple-flipper profile without confirming that it is permitted by the doorset evidence.
Cleaning Advice
Clean the rigid casing and flexible flipper using a soft cloth and a mild cleaning product.
Avoid:
- Abrasive pads
- Sharp tools
- Strong solvents
- High-VOC coatings
- Paint or varnish over the flipper
Aggressive products can damage the flipper material and reduce its smoke and acoustic sealing performance.
Storage Advice
Before installation, store the seals:
- Flat and fully supported
- In a cool, dry and ventilated location
- At temperatures not exceeding +35°C
- Away from moisture and direct heat
- With the adhesive release liner intact
- With the offset flipper protected from crushing
- Protected from bending and impact damage
Important Performance Note
The Pyroplex Rigid Box Offset Flipper Fire, Smoke & Acoustic Seal is one component within a complete fire-resisting doorset.
It does not independently create a 30-minute fire door, a 60-minute fire door, a smoke-control door or an acoustically rated door.
Final performance depends on:
- The tested door-leaf construction
- The door frame
- The specified seal size, quantity, position and orientation
- The perimeter gaps
- The continuity and condition of the flipper
- The approved treatment around hinges and ironmongery
- The threshold-sealing arrangement
- The frame-to-wall installation
- The quality of installation and maintenance
